Getting a good bargain on a foreclosed property doesn't have to be difficult. In the end it's really not all that different from buying any other home. Read the Q & A below or call me at 704-618-6390.
Feel free to call 8 AM to 10 PM Monday-Saturday and 2 PM to 10 PM Sunday.

  • HUD is currently offering a $100 down payment for qualified owner-occupants who purchase a HUD foreclosed home with an FHA insured loan.
  • HUD is currently offering $1000 cash back at closing for qualified owner-occupants who have their bid accepted and contract completed within 30 days of initial list and who close within 30 days of the contract date.
  • This means qualified buyers can purchase a HUD foreclosed home with very little cash out of pocket.

A search link is included for your convenience. However, you do not have to search yourself. Simply call Stephan Brown at 704-618-6390 or complete the Home SuperSearch form to the left and we will work to find the right home for you.

Specific Questions Regarding HUD Homes. This brings you to the HMBI web site who manages the sales side for HUD. It will open in a new window.

Q. Why do I know so much about foreclosures?
A. I live in a HUD Home, purchased as a foreclosure from HUD. I believe in bargains and finding the best value for my clients.

Q. Do I need to buy a list of foreclosures?
A. No. Once the home has gone through the foreclosure process and the bank owns it, they generally market it through the MLS just like any other home.

Q. Where can I see HUD Foreclosures?
A. There are many sources of foreclosures. One great source is HUD (Housing & Urban Development). Click Here to View HUD Foreclosures. You can search by City or County. Give me a call at 704-618-6390 and I can show you any of these HUD Homes or any other home in the Charlotte area.

Q. Isn't buying a foreclosure risky?
A. When you buy a foreclosed home that has been listed in the MLS by the bank, you still have an opportunity to view the home and conduct a full home inspection to ensure that you are buying a good home.

Q. Are all foreclosed properties in need of repairs?
A. Foreclosed homes are usually sold "as is." But often the overall condition of the home is great considering the bargain price you can expect. It takes looking at a few more homes, but the gems are definitely out there ready for you to do minimal cosmetic work and move right in.

Q. What does REO mean?
A. I used to ask the same question, so I included it here. REO is Real Estate Other and is a designation to refer to Real Estate owned by the bank but not used in the business of the bank.

Q. What else do I need to know?
A. Stephan Brown will help you find the best home for you, whether it is a foreclosure or not, and will guide you through the entire process. So relax and call or email with any additional questions you may have or to get started.
